Caixa Imóveis Leilão Scraper: every repossessed property Caixa is selling, with bids, dates and PDFs

Give it Brazilian state codes, and if you like some cities and Caixa's own filters, and it returns every repossessed property Caixa Econômica Federal has for sale there, one row each. A row carries the minimum bid, the appraisal and discount, both auction dates, occupancy, the registry details, the payment rules and links to the matrícula and edital PDFs. It reports what Caixa published and nothing more, so whether someone still lives in the property, and who pays the unpaid condomínio, is settled by the edital, not by this table.

🔍 What Caixa Imóveis Leilão Scraper does

Caixa's site will show you all of its stock, one state, one city and ten cards at a time. It will not sort by discount or show you everything under R$ 150,000 that takes financing. This runs the same search, with Caixa's own filters applied on its side, then opens each property's page and hands you the lot as a table.

Caixa sells the same kind of stock four ways, and saleMode tells you which:

City names are matched loosely, so sao jose do rio preto finds SAO JOSE DO RIO PRETO. Caixa only lists cities that hold stock today, so a city with nothing for sale gets a free row saying so rather than a quietly short list.

discountPercent is Caixa's own figure where it prints one, and otherwise worked out from the appraisal and the minimum. A first-round discount of 0% is normal: the auction opens at the valuation. On some Leilão SFI lots the minimum sits above the appraisal, so the discount comes out negative. That is Caixa's number, not a bug.

🚧 What it does not do

  • Judge the deal. Occupied properties, unpaid condomínio and an eviction that falls to the buyer all look alike in a spreadsheet. Read the edital.
  • Vouch for occupancy. Caixa still keeps occupancyStatus in the page but no longer shows it to visitors. Treat it as a hint and check it against the edital, because it is the biggest swing in what a lot is worth.
  • Keep listings. Caixa removes a property the moment it sells or is pulled.
  • Fill blanks. Land has no bedroom count, plenty of listings have no photo, and some descriptions are a single full stop.
  • Tell the two fixed-price types apart on an unfiltered run. Both come back as Venda Online. Set saleMode and the label is exact.
  • Filter by area or neighbourhood. Caixa's own area filter returns the whole state for one of its bands, so it is not offered. Filter totalAreaSqm and addressFull yourself.
  • Download the PDFs, bid, or send alerts. You get the links, and each run is a snapshot.
  • Convert currency. Reais, exactly as Caixa states them.

❓ Questions people ask

How many properties does Caixa have listed? On 19 September 2026 it listed 15,739 across the country, with Rio de Janeiro at 4,554 and São Paulo at 2,132. Amapá had none. The total moves every day.

Why is the first-round discount 0%? Because a Leilão SFI opens at the appraisal. The cut comes in the second round, in discountPercentSecondRound.

Why do some rows have two auction dates and others one? Sale type. A Leilão SFI runs two rounds, a Licitação Aberta one, and the online sales close at onlineSaleEndsAt instead.

Does it need a Caixa account? No. Everything it reads is public.

How current is the data? It reads the live listings when the run starts, not Caixa's daily export, so a property added this morning is in it.

Can I watch one property over time? Put its page URL or property number in propertyUrls and schedule the run. You get the same row each time with whatever changed, or NOT_FOUND once it is gone.
